Terms & Conditions

1. Booking & Payment

• A deposit of 50% is required to secure your booking. The remaining balance is due X days before check-in.

• If booking within X days of arrival, full payment is required at the time of booking.

• Payments can be made via credit/debit card or bank transfer.

 

2. Cancellation Policy

• Guests who choose our non-refundable rate receive a 10% discount off the standard price, but payments cannot be refunded in the event of cancellation.

• Our standard rate allows free cancellation up to 30 days before check-in. After this, the booking becomes non-refundable.

• We strongly recommend travel insurance to cover unexpected cancellations.

 

3. Check-In & Check-Out

• Check-in: From 4:00 PM onwards. Access details will be provided before arrival.

• Check-out: By 10:00 AM on departure day.

• Late check-outs may be available upon request but are subject to availability.

 

4. House Rules

• No smoking or vaping inside any property.

• No parties or excessive noise – we respect our neighbours and ask all guests to do the same.

• Pets: We welcome dogs at all properties for a £30 pet fee per stay. Pets must not be left unattended or allowed on furniture.

• Any damage or breakages must be reported immediately. We understand accidents happen, and we appreciate honesty.

 

5. Property Use & Guest Responsibility

• Guests must use the property responsibly and respectfully.

• The lead guest must be over 18 years old and is responsible for ensuring all guests follow these terms.

• We reserve the right to charge for any excessive cleaning or damage beyond normal wear and tear.

 

6. Parking & Access

• Free parking is available at or near all properties. Guests park at their own risk.

• Some properties require access via stairs or uneven terrain – please check before booking if accessibility is a concern.

 

7. Liability & Safety

• Guests must take care of their own belongings and personal safety. We are not responsible for loss, damage, or accidents during your stay.

• Please follow any fire safety and appliance usage instructions provided in the welcome guide.

 

8. Privacy & Data Protection

• Guest information is kept secure and confidential in accordance with GDPR regulations. We do not share your details with third parties.

 

9. Amendments & Special Requests

• We will always do our best to accommodate special requests, but these are subject to availability.

• Date changes may be possible with at least X days’ notice, depending on availability. Additional charges may apply.
